Included in the Purchase Price of every Whitney Plaza Lot are the paved, landscaped and lighted parking lots already in place for immediate use.
Outside Whitney Plaza PUD, the City Code parking requirements for new construction in a business zone are:
1. Retail – 1 space per 200 square feet of floor space;
2. Office – 1 space per 350 square feet of floor space; and
3. Restaurant – 1 space for every 2.5 seat
Costs to construct a typical parking lot in a quality area of the City = $3,500 to $6,000/space.
Example of Cost Savings with a Plaza Lot: If a 3-story building is constructed with retail on first floor and offices on top
two floors in another part of the City, 31 spaces are required (based on 2,840SF per floor x 3 floors = 8,520 Total SF)
· 8,520 SF divided by 200 SF (1st Floor) and 350 SF (top floors) = 31 spaces required
· 31 spaces x $4,750 (average with land and costs) = $147,250
If the same 3-story building is constructed in the Plaza, with the parking already provided for immediate use, the Owner
realizes as cost savings of $147,250.00.
